Before construction begins
Owner’s Responsibilities
Providing the water required for the construction work.
Obtaining the necessary building approval, underground drainage connection and drinking water pipeline connection.
Obtaining the required documents and approvals related to the property.
Electricity connection charges and other related expenses shall be borne by the owner.
Any charges related to EB/service connections, including the electricity meter and other applicable expenses, shall be the owner’s responsibility.
Any additional requirements or modifications requested by the owner, other than the specifications mentioned in the agreement, will be charged separately.
Any additional electrical or plumbing points requested by the owner beyond the agreed specifications will be charged separately.
If the owner requests any changes after the work has commenced, the additional cost will be calculated and charged accordingly.
Any modifications requested after completion of the work cannot be accommodated.
Any increase in the price of materials after the agreement will be borne by the owner.

Changes during execution
Modifications
Any modifications requested during the construction process can be incorporated based on mutual discussion and applicable additional charges.
Additional work or changes requested by the owner will be carried out at an extra cost.
Changes cannot be made after the work has been completed, except where technically feasible and agreed upon.

Selected trees such as Jackfruit, Mango and other suitable varieties will be planted in designated areas.
Landscaping / plantation will be carried out in the specified areas.
5-feet-high decorative plants will be provided in selected locations.
Plastic pots will be used wherever required.
02Tiles+
Tiles will be provided up to 4 feet height in the bathroom area.
Tiles will be provided in the kitchen up to the required height, as per the agreed specifications.
Anti-skid tiles will be used in suitable areas.
Tile selection will be based on the approved design and specifications.

Bathroom fittings and fixtures will be provided as per the agreed specifications.
Necessary sanitary fittings will be installed.
Proper water drainage arrangements will be provided.

2 × 4 ft vitrified tiles will be provided for the flooring.
Required flooring will be provided in the living and other specified areas.
Appropriate tiles will be selected based on the approved design and specifications.
05Electrical Works+
Quality ISI-marked electrical materials will be used throughout the building.
Each room will be provided with the required electrical points.
CFL / LED lighting provisions will be provided as per the agreed specifications.
UPS wiring/provision will be provided wherever required.
Electrical work will be carried out using approved-quality materials.
06Plumbing Works+
UPVC pipes and fittings will be used for plumbing works.
500-litre water tanks – 2 Nos. will be provided.
ISI-marked plumbing materials will be used.
Proper water supply and drainage arrangements will be provided.
07Painting Works+
Wall Putty – 2 coats will be applied to the walls.
Primer – 1 coat will be applied before the final painting.
Suitable exterior and interior paints will be applied as per the agreed specifications.
Painting work will be completed with proper surface preparation and finishing.

Structural execution
Construction Method

Pillars
Pillar size: 3.6 ft × 3.6 ft footing, with a 3 ft × 3 ft column arrangement, as per the structural design.
Reinforcement using 16 mm ISI-brand steel.
12 mm steel – 5 Nos. and 8 mm steel at 7” C/C as specified.
Structural reinforcement will be executed according to the approved engineering specifications.

Basement / Plinth Beam
Basement/plinth beam construction will be carried out as per the structural design.
Proper reinforcement and concrete work will be provided.
Plinth height will be maintained as per the agreed specifications.

Roof / Ceiling
Roof construction will be carried out using RCC M-20 grade concrete.
RMC (Ready-Mix Concrete) will be used wherever specified.
Reinforcement will be provided as per structural requirements.
10 mm and 8 mm reinforcement bars will be used at the specified spacing.

Site-based provisions
Other Works
Necessary additional work required in the main building and other specified areas will be carried out as per the agreement.
6000-litre water storage / septic tank provision will be provided as specified.
